Frequently Asked Questions
How do the rental installments work?
Our Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.
Are the apartments pet friendly?
Yes, our apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.
Do you offer roommate matching?
We offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluate to find the most compatible roommates.
If I don’t have a guarantor, how can I still qualify to live here?
If you do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. Visit LeapEasy.com to learn more!
• If you are a student, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is $37 per month to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application.
Will I need a guarantor for my lease?
If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.
What is a guarantor?
A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.
What is individual leasing?
Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.
Does Willow Creek Radford include utilities?

Willow Creek does include utilities for our residents! The only utility residents need to be concerned about is electricity. A $30/month allowance per month is worked into each lease. Residents are responsible for the difference of any electricity bills which exceed that allowance.
Willow Creek uses SimpleBills, a third party utility management company, which offers residents an independent platform to view all utility bills and make payments if and when the electricity allowance is received.

Residents will be responsible for water, sewage, electricity, and gas bills. Utilities will remain in Willow Creek’s name so that we continue to pay in-full and on-time for all units to prevent loss of service, and residents will receive a bill each month to pay their share of each utility.
Willow Creek will continue to provide trash removal and internet.
All leases as of August 2023 will be signed with a $5/month utility management fee, and a $10/month technology fee.

How do I apply for an apartment?
To apply for our apartments, simply click “Apply Now” to begin an application. Once you have provided us with all necessary information we will run a background check and confirm that you are qualified to live at our property. If you have any questions along the way feel free to contact our office directly for assistance or clarification!
What types of floor plans do you offer?
We have a broad range of options to suit just about any lifestyle. We currently offer 1, 2, 3, 4, 5 and even 6-bedroom options; all floor plans are available for both by the bedroom and full unit leases. Contact our friendly leasing team for more information regarding rates and availability!

Where are Willow Creek properties located?
Willow Creek has communities all over the Radford University area! Currently we have locations across Tyler Avenue, Calhoun, Clement, Downey, Lawrence, Fairfax and East Main Streets.
